Short answer

Waterproofing a chimney means applying a breathable water repellent to sound brick and mortar so rain beads off instead of soaking in. Our chimney waterproofing service always starts with repairs, because sealing over cracks traps water. Done right, the masonry stays drier through Florida's rainy season while moisture inside can still escape.

Why Brick Needs Help Shedding Water

Brick and mortar are porous. In a light shower that hardly matters, but long Florida downpours can push water deep into a chimney, where it dissolves mortar, carries salts to the surface and rusts metal inside. Brick chimney waterproofing slows that soaking so the masonry dries out between storms.

Breathable, Not a Coating

The right chimney sealer is a penetrating water repellent based on silane or siloxane. It soaks into the pores and makes them shed water, but it lets water vapor out. Paint, clear acrylic sealers and roof coatings do the opposite: they trap moisture inside the brick, and the faces start to pop off.

That is why we use a chimney water repellent made for vertical masonry, applied at the rate the maker specifies.

Repairs Come First

Chimney sealing over open cracks, missing mortar or a broken crown wastes the product, because water simply enters through the gaps. We repoint worn joints, replace damaged brick and seal the crown before we waterproof the chimney. The surface also has to be clean and dry, so we plan the job for a stretch of fair weather.

When to Waterproof

Waterproofing is a good step after masonry repair, after a crown rebuild, or on a sound chimney that shows dark wet patches long after rain. It is not a cure for a leak at the flashing or the cap. When we see that the water is coming from somewhere else, we say so and fix that part instead.

Questions We Answer Often

What is chimney waterproofing?

Chimney waterproofing is a penetrating water repellent applied to the brick and mortar above the roof. It makes the masonry shed rain while letting moisture inside escape as vapor; paint and film sealers are not the same thing and can trap water.

How is a chimney waterproofed?

First the chimney is checked and any cracked mortar, broken brick or crown damage is repaired. Then the masonry is cleaned and left to dry. Next a breathable water repellent is sprayed or brushed on at the rate the maker specifies. The crown and flashing get their own sealant where needed.

Should chimney mortar be sealed?

Mortar should be repointed where it is worn, then treated along with the brick using a breathable repellent. A film sealer on mortar alone traps moisture behind it. The goal is masonry that sheds rain and still dries out after a storm.

Is chimney waterproofing necessary?

Waterproofing is worthwhile when the brick soaks up rain, shows white salt stains or stays dark long after a storm. A chimney with a good crown, cap and flashing and dense brick may not need it yet; we tell you which case yours is after the inspection.

How long does chimney waterproofing last?

A good silane or siloxane water repellent typically keeps working for several years before the brick starts to absorb rain again. Strong sun and heavy rain wear it faster. A simple water splash test on the brick during a yearly check shows when it is time to reapply.

Will waterproofing stop my chimney leak?

Only if the water is coming through the brick itself. Leaks more often begin at the cap, the crown or the flashing, and a repellent does nothing for those parts. We find the source first, then recommend waterproofing only when wet masonry is part of the problem.
