Short answer
Masonry repair on a chimney means fixing the brick, block, stone or stucco and the mortar that holds it together. Brick chimney repair usually involves repointing worn joints, replacing cracked or flaking bricks and sealing cracks so rain stops getting in. Caught early, these repairs keep the chimney standing without a rebuild.

What Chimney Masonry Is Up Against
A chimney stands above the roof with no eaves to protect it. Sun, wind and rain hit every side, and water that soaks into brick and mortar carries salts and dissolves the mortar slowly. In Florida's humid climate a chimney masonry problem can go from cosmetic to structural over a few rainy seasons.
Repointing and Mortar Repair
When mortar joints have worn back from the face of the brick, we grind out the old mortar to a consistent depth and pack new mortar in layers, tooled to match the original joints. The mix matters: mortar should be a little softer than the brick so that movement and moisture leave through the joints, not through the brick faces.
Repointing is routine chimney masonry work, and done early it prevents many of the other repairs.
Chimney Brick Repair and Replacement
Bricks that have cracked through or lost their faces cannot be patched well. We cut them out, set replacement bricks matched as closely as we can in size and color, and repoint around them. Chimney brick repair on the top courses often goes together with crown work, because the crown sits on those bricks.
Cracked Chimney Repair
Hairline cracks in a joint are a mortar job. A crack that runs through bricks in a stair-step pattern or opens wider at the top can mean movement, a failed crown or water damage inside the stack. Chimney crack repair starts with finding out why the crack formed, so the fix addresses the cause and not only the line on the surface.
When the masonry has moved too far, a partial rebuild of the top section is the honest recommendation, and we explain it on the roof.
Choosing a Chimney Mason
Masonry chimney repair is careful, slow work. A good chimney mason matches materials, protects the roof while working and cleans mortar off brick faces before it sets. As a family chimney masonry contractor, we treat the stack the way we would treat one on our own home.

Questions We Answer Often
What type of mortar is used on a brick chimney?
Chimney brick above the roof is usually laid in a Type N or Type S mortar, chosen to suit the brick. The repair mortar should be no harder than the brick around it, so moisture and movement leave through the joints; a mortar that is too hard can crack the brick faces over time.
How long does chimney mortar take to cure?
New mortar firms up within a day but keeps curing for several weeks. In hot Florida sun we mist or shade fresh joints so they do not dry too fast and crack. The fireplace can usually be used after a few days, and we tell you exactly when.
Can chimney mortar just be patched?
Smearing new mortar over worn joints rarely lasts, because it does not bond to the soft old mortar behind it. The lasting fix is repointing: grinding the joint back to sound mortar, then packing new mortar in layers. Short patches are fine for a single cracked joint.
Can a chimney leak through the brick?
Yes. Brick and mortar absorb rain, and in long storms water can pass through porous brick or washed-out joints into the chimney. The signs are damp spots inside and white powder on the outside; repointing and a breathable water repellent usually stop it.
Why is my chimney brick flaking?
Flaking or spalling brick has absorbed water that then pushed the face off as it moved and dried. Salts in the water add to the damage. The fix is to replace the damaged bricks and stop the water source, usually the crown, the cap or worn mortar.
Do stair-step cracks mean the chimney is failing?
Stair-step cracks through the mortar joints show the masonry has moved. A few short cracks can simply be repointed, while long or widening cracks call for a closer look at the crown, the footing and the top courses; we show you on the roof what your cracks mean before suggesting a repair.
